THE 30-SECOND BRIEF
The Ridge Heights Subdivision will split a 5.17-acre parcel into 21 residential lots, with a new connecting road between Emery Street and East Ridge Drive inside Omak city limits. Preliminary plat approval is being recommended to City Council with conditions requiring full design and construction of streets, water, sewer, stormwater facilities, fire suppression, electrical, and related infrastructure, all to City standards and dedicated to the City.
This is early-stage subdivision infrastructure work; no contractors or engineers for construction have been selected yet. Site/civil, utility, stormwater, surveying, cultural resources, and construction firms can discuss design support, construction services, and bonding solutions with the developer and City as the development agreement and improvement plans are prepared.
Conditions require plans by a Washington-registered professional engineer, on-site stormwater per Eastern Washington manual, cultural resource survey and inadvertent discovery plan, and E911 addressing. City consulting engineers Gray & Osborne have commented on required standards; developer must also coordinate with PUD #1 for electrical service.
