Annual PILOT not less than $170,000 per year; annual charitable contribution of $50,000; reimbursement of County expenses for reforms/amendments within 15 days of invoice; $5,000 for attorney’s fees and expenses; $125,000 signing bonus on or before July 12, 2026

Abatement Period: January 1, 2028 or January 1, 2029 (Owner election) through December 31 of the tenth year following Commencement Date; Continued Operations Period: 10 years after Abatement Period; agreement effective June 12, 2026

Owner may elect the Abatement Period start as January 1, 2028 or January 1, 2029, with the Abatement Period running 10 years from that Commencement Date and then a Continued Operations Period of 10 additional years with recapture provisions for early cessation. Owner has a one‑time option to extend construction substantial completion to December 31, 2028. Any future amendments or assignments require written instruments and, for third‑party assignments, County consent and reimbursement of County review costs.
