Lessee may extend the agreement for three additional 5-year renewal terms, each exercisable by written notice at least 180 days before expiration of the then-current term; failure to give notice ends the agreement. Lease fees for renewal terms will be renegotiated based on market conditions and will not automatically increase by a set percentage unless expressly agreed in writing. Lessor may terminate the agreement with at least 12 months’ written notice if the premises are needed for a material school-related purpose or public use.
