Renewal

Tenant may renew the Option Period once for an additional 1 year by written notice and payment of another $500 at least 10 days before the initial option expires. The lease has five automatic 5-year renewal terms unless Tenant gives at least 30 days’ notice before the end of the then-current term of its intent not to renew. Rent increases 2% annually starting year two, and additional rent applies as broadband carriers are added.
