Renewal

Lease has an initial 10-year term starting on the Rent Commencement Date and grants Tenant four consecutive 5-year renewal options, exercisable with at least 90 days’ written notice before the then-current term expires. Base rent increases by 10% every 5 years. If Tenant fails to timely exercise an option, Landlord must give a 30-day notice during which Tenant may still exercise; otherwise the lease terminates at the end of that notice period.
