Covenant is intended to run with the land in perpetuity and bind Habitat and all subsequent owners; may be amended by recorded instrument signed by Habitat, County, and current owner, or unilaterally by County for non-material changes or to lessen restrictions. Rule against perpetuities clause limits duration to life of current Colorado Governor plus 21 years if otherwise unlawful.
