Lease Term: 30 years from Completion Date of Phase I, with option to extend up to an additional 30 years

Renewal

Initial Lease Term runs 30 years from the Completion Date of Phase I, with Lessee having an option to extend the Term for up to an additional 30 years upon written notice prior to expiration. At expiration or earlier termination, upon payment of all sums due, title to the Property and Data Center automatically vests in Lessee; Lessee may exercise a Purchase Option at any time for $1,000 plus any past-due amounts. Agreement also contemplates related Phase II and Phase III leases replacing a prior October 29, 2025 lease, but those are separate instruments.
