Renewal
Initial five-year term starting on the Commencement Date, terminating at midnight four years after the first June 30 following the Commencement Date. Lessee holds five options to renew, each for five years, with written notice at least 90 days prior to expiration. Each Renewal Term begins July 1, on substantially the same terms except rent and any mutually agreed modifications. Lessor may reject renewal if default or other termination grounds exist, and a consensual month-to-month tenancy at 200% of then-current rent is possible after expiration with 30 days’ written notice.
