Effective 1/1/2029 the lease extends for eight years through 12/31/2036 and will automatically renew for an additional ten‑year term commencing 1/1/2040 unless either party gives written notice at least 90 days before 12/31/2036. After the automatic renewal, annual lease payments are to be the prior year’s payment plus an increase based on the then‑current Consumer Price Index. Either party may terminate without cause with 90 days’ written notice, with specified reimbursement obligations for lighting if the City terminates before 12/31/2036.
