Effective 1/1/2029 the lease extends for eight years through 12/31/2036, with an automatic ten‑year renewal starting 1/1/2040 unless non‑renewal notice is given at least 90 days before 12/31/2036. Post‑renewal payments will be the prior year’s payment plus an annual CPI‑based increase. The Board may terminate without cause with 90 days’ notice but forfeits any reimbursement for lighting if it does so before the agreement ends, while material breach provisions allow recovery of monies paid.
