Five (5) year initial lease term commencing 30 days after approval by the New Mexico State Board of Finance and APS Board of Education, with an additional five (5) year renewal option

Renewal

Initial five (5) year term beginning on the Commencement Date, with a Lessor-held option to renew for one additional five (5) year term at then-current market rent upon ninety (90) days written notice from Lessee of desire to renew and subject to renegotiation of lease terms. If not renewed, Lessee may remain month-to-month under existing terms; rent for any future two-sided digital conversion must be renegotiated and approved prior to conversion.
