This zoning change is effectively clearing the way for at least one specific grocery proposal and potentially additional food-based infill on Telegraph Road.Although no specific development has yet been approved or permitted, developers, architects, civil engineers, traffic consultants, and store planners can now approach the Village with compliant grocery projects, and adjacent services like site due diligence, traffic studies, stormwater design, and tenant improvement build-outs will be required once a project moves forward.

The amendment explicitly encourages high-quality gateway design at 13 Mile and Telegraph and provides flexible parking reductions if a study supports them, signaling openness to urban-format or context-sensitive grocery design.
