The Town of Picture Butte’s Municipal Planning Commission is considering Development Permit Application 2026-04 for a new six-bay truck wash at 106 Industrial Drive S, to clean cattle liners and agricultural product haulers. A planner’s memo highlights environmental and utility concerns, particularly wastewater composition (ammonia, detergents, hydrocarbons, fecal bacteria) and the current strain on the municipal wastewater system. Before a decision, Administration recommends that the applicant provide engineered designs for the water and interceptor (filtration) system, volume and wastewater composition estimates, and proof of an authorized waste facility that will accept the sump/holding-tank waste, along with revised site plans resolving setback issues.The memo also recommends that any approval require on-site containment of wastewater and sump waste with no discharge to the town system. This creates a pre-RFP need for engineering, wastewater treatment design, and hazardous-waste handling solutions that can protect municipal infrastructure and help the applicant meet town conditions.

Administration suggests a time extension agreement with the applicant to allow collection of required technical information; detailed engineered filtration and holding systems, plus waste-disposal arrangements, must be accepted by the CAO before construction.
