Isaac Engineering Group presented to the City on a proposed mixed-use building at 3200 Rhode Island Avenue with 8 retail spaces, 99 apartment units, 38 tenant storage units, and 135 parking spaces within the Mount Rainier Gateway Master Plan area. The project site has floodplain challenges, and the team has already secured a waiver to build in the floodplain (August 2025) and floodplain study approval (September 2025). As of mid-2026, the developer has submitted final site development design documents to Prince George’s County DPIE, is receiving comments, and is now preparing a Preliminary Plan of Subdivision and Detailed Site Plan while also pursuing approvals from DDOT, DOEE, SHA, PG Soil Conservation District, WSSC, MDE (NOI), and the City of Mount Rainier. This is an active private development moving through entitlement, which signals upcoming needs for architecture, civil and traffic engineering, environmental compliance, permitting support, and later for construction trades and property technology vendors as the project advances toward build-out.
