Discovery Charter School and its affiliated Friends of Discovery (FoD) have recently taken on building ownership, triggering new responsibilities for building management, maintenance, repairs, and long-term mortgage refinancing. The May 15, 2026 board minutes note that FoD will pay building and repair costs, is considering a preventative maintenance plan as it steps into the role of building owner, and must refinance the mortgage in five years while also handling dual liabilities and charge-backs for a building manager and initial repairs. These discussions indicate a multi-year facilities and capital planning need rather than a one-off purchase, with rental income from Young Women’s Charter Prep (YWCP) expected to decline as DCS expands.This creates an opening for vendors in facilities management, capital planning, energy efficiency, and maintenance programs to help FoD/DCS define and implement a preventative maintenance strategy, budget for lifecycle repairs, and structure cost-effective service contracts before ad hoc issues arise.

FoD is the titled building owner; DCS will communicate building needs through board meetings, and initial costs are expected to be covered by rent and fundraising as rental income decreases.
