At the May 19, 2026 Town of Fishkill Zoning Board of Appeals meeting, Willow Lake Partners Group, LLC obtained approval of five area variances for a major adaptive reuse project including motel-style overnight accommodations, a restaurant, spa, fitness building, event space, welcome and trailhead buildings, and associated parking. The project already has Planning Board site plan and special use permit approvals, and the ZBA conditioned its variance approvals on compliance with the March 31, 2026 plans, Planning Board sign-off, and fee payment. During the public hearing, residents raised concrete concerns about traffic impacts on local roads, stormwater runoff and broader environmental effects, landscaping and visual buffering, and the design and approval of sewage pipe connections from Van Wyck Lake Road to the Village of Fishkill.With land-use entitlements largely in place, the project will now move into detailed design, permitting, and infrastructure implementation, creating upcoming opportunities around traffic and environmental engineering, stormwater systems, landscaping contracts, and water/wastewater and utility infrastructure design and construction. Vendors can begin positioning with Willow Lake Partners and Town/Village staff around mitigation measures, utility connections, and long-term operations support tied to this new resort-scale development.
