The site is currently vacant and would be leased from owner Jeremy Fields, with the project funded by Ms.Holmes and private investors, and supported by staff for programming, security, marketing, animal care, and groundskeeping. Planning Board members and numerous residents raised concerns about traffic on a narrow rural road, noise, alcohol service, emergency access, water supply and wells, sanitation infrastructure, insurance/liability, and alignment with the Town Master Plan’s rural character. Holmes committed to community outreach and to engage professionals for traffic studies, hydrology/water supply, and waste management analysis before returning with a refined proposal.This is an early‑stage, privately funded commercial concept where the proponent will likely need consulting for traffic engineering, environmental and hydrological studies, sanitary/septic design, security planning, and potentially event operations and insurance. Vendors can position themselves now as technical partners to help design a plan that addresses community and zoning concerns ahead of any formal land use approvals.
