Initial Term of 10 Lease Years beginning on Rent Commencement Date, with up to two additional 5-year Renewal Terms subject to Village approval

Renewal

Initial Term is 10 Lease Years with two optional Renewal Terms of five Lease Years each (First Renewal Term and Second Renewal Term). Tenant must request a Renewal Term at least 10 months before expiration of the then-current Term, and each renewal requires Village Board approval of an addendum prepared by the Village Attorney and executed by Tenant. Rent during any Renewal Term will be determined in the renewal addendum, and renewals are at the Landlord’s sole and exclusive discretion.
