Denver County School District 1 Awards Facilities Contract to Regents of the University of Colorado (August 2026)

Basic Rent calculated at $6.50 per rentable square foot per annum; monthly installments per Schedule B; Additional Rent as defined in Articles 3, 5, 6, 7, 8

FACILITIES

Initial Basic Term of three (3) years commencing on the Commencement Date in Schedule B, with up to two (2) additional Renewal Terms of three (3) years each per Schedule C

Lessee may extend the lease for up to two Renewal Terms of three years each, exercisable in accordance with Schedule C, provided no uncured Event of Default exists and subject to Lessor’s determination that renewal aligns with Lessee performance, community need, District campus-use priorities, and policy. Lessor may adjust the operating-cost-recovery rate at the start of each Renewal Term based on documented actual or projected operating and maintenance costs; if Lessor fails to give timely notice, the prior rate continues unchanged. The lease may also terminate early for District operational need with 365 days’ notice or upon non-appropriation of District funds at the end of a fiscal year.
