Initial ten-year term from July 1, 2026 through June 30, 2036. Unless either party gives at least 30 days’ written notice of intent not to renew before June 30, 2036, the lease automatically converts to a month-to-month tenancy, during which either party may terminate upon 30 days’ prior written notice. Landlord and Tenant also have mutual rights to terminate early with 180 days’ prior written notice under Section B.2.
