Initial term runs July 1, 2026 through June 30, 2027 and the lease renews automatically for additional one-year terms unless either party provides at least 90 days’ written notice prior to term expiration. At the beginning of each renewal term, the Lessor may negotiate a rent increase not exceeding aggregate increases in the U.S. Consumer Price Index since the last rent increase. Either party may terminate at any time with 90 days’ written notice.
