Renewal

Tenant may extend the initial 2-year option for an additional 2 years with another $2,000 payment. Upon exercising the option, the lease runs 5 years with automatic 5-year renewals for up to seven terms unless Tenant gives 60 days’ notice of non-renewal. Rent increases 2.5% annually over the term and any renewal terms.
