Initial term is 12 months from the Occupancy Date and automatically renews for 12‑month terms on each anniversary of the Effective Date unless either party gives at least 60 days’ written notice before term end. The lease also automatically terminates upon a change of administrations unless the new commissioner expressly voids it in writing within 15 days of taking office, in which case it renews for the commissioner’s full tenure; the County may terminate at any time without cause with 30 days’ written notice. Renewal dates roll annually from the Effective/Occupancy Date.
