2-year option period; upon exercise, initial 5-year lease term with nine (9) successive 5-year renewal terms (maximum total lease term 50 years)

Renewal

Initial lease term is 5 years from the Commencement Date, with nine automatic 5-year renewal terms unless Tenant provides at least 30 days’ written notice before the then-current term’s end of its intent not to renew. Rent escalates annually by 1.50% from the Rent Commencement Date. Tenant also has a broad right to terminate on 60 days’ notice if the site is no longer suitable.
