Tenant may renew the lease by written notice prior to March 31, 2027, on the same terms and conditions except that rent for the renewal term will be agreed by the parties or, failing agreement, determined by arbitration under the applicable provincial arbitration statute. Renewal rent may not exceed prevailing market rates for similar premises and may not be lower than the current rate.
