Monthly rent during any extension term is increased by the percentage increase in the Seattle CPI-U since the base period at expiration, and the District may optionally set fair market rental value by appraisal as the basis for future CPI-U increases. The District may also terminate early with 180 days’ notice if the premises are needed for school purposes under RCW 28A.335.040.
